Approach

How we choose,
and how we build.

Oraya invests where it can add value on the ground: in businesses and land it understands, structured one asset at a time, and operated by its own people.

01What we look for
  1. 01

    Location we know

We invest where our team works. Today that is Lombok, with our own deal flow in the south of the island.

  2. 02

    An operating case

We favour assets that can trade — hospitality, F&B, residences — and that we can run or oversee through our local company.

  3. 03

    Fit with the collective

Each new position should share infrastructure, channels or know-how with the others, so the platform grows without multiplying structure.

  4. 04

    The right ownership model

Ownership, development, minority participation or structured financing — the structure follows the asset, not the other way round.

  5. 05

    Alignment

Every asset sits in its own ring-fenced vehicle, and the founders hold equity in each one.

02From opportunity to operation

Five stages,
one discipline.

  1. 1

    Source

Opportunities come through our established local network and our in-country team.

  2. 2

    Study

We assess the site, the operating case and the numbers. Positions under study are published as such — never as holdings.

  3. 3

    Structure

Each asset is placed in its own vehicle, under the ownership model that suits it.

  4. 4

    Build or acquire

We develop from the ground up, or invest in what already exists.

  5. 5

    Operate and report

We stay involved after the investment, and report each position with its data clearly labelled.

03Why Lombok

Early,
not late.

Lombok sits a short step east of Bali — far less developed, with its trajectory still ahead. We believe it offers what Bali offered two decades ago: an early entry, with planned infrastructure.

45 minby air from Bali

Bali’s smaller neighbour, a short step east — far less developed, with its trajectory still ahead.

1.2Mguests in 2025

Visitor numbers doubled between 2023 and 2025.

MandalikaMotoGP circuit

A newly built circuit drawing around 140,000 attendees and an estimated US$289M in economic impact each October.

From zeroplanned infrastructure

Tourism infrastructure planned from the outset, without the legacy congestion of Bali. Land remains largely in the hands of local owners.

04How we report

What has happened,
and what is expected.

Every figure we share carries a label. Results and projections are never mixed in the same block, and opportunities under study are never presented as holdings.

Actual
Reported historical figures.
Forecast

Preliminary
